What does an extra week of apartment vacancy cost?

Using a 30-day month, an extra week of vacancy represents monthly rent divided by 30, multiplied by seven. At an illustrative rent of $1,200, that is $280 in potential rent. Your property’s rent, billing method and circumstances may differ.
When you compare turnover quotes, the work price is only part of the decision. A lower quote may still leave you arranging several visits, following up on unfinished repairs or paying for another clean after dusty work.
Start with your own rent
Monthly rent ÷ 30 × additional vacant days = estimated potential rent for that period.
| Illustrative monthly rent | Potential rent over seven days |
|---|---|
| $900 | $210 |
| $1,200 | $280 |
| $1,500 | $350 |
These are examples, not Toledo market rent estimates. The calculation does not include concessions, utilities, financing costs or other expenses. It also assumes the unit could otherwise have earned rent during those days.
Separate work delays from leasing delays
A unit can be finished and still vacant. Demand, rent, marketing, applications and move-in timing also affect occupancy. A turnover coordinator can address the approved work and its scheduling; coordination cannot guarantee a lease or a specific amount of recovered rent.
Track two dates separately: when the approved turnover work is complete and when rent begins. That helps you see where the delay actually occurred.
Look for avoidable return visits
- Did a cleaner arrive before sanding or painting was finished?
- Was a provider unable to enter the unit?
- Did missing materials stop the work?
- Was an additional repair waiting for approval?
- Did someone check completion before the next visit?
These questions give you a useful starting point for the next turn. Our work-order guide explains how to sequence the services.
Compare the full cost of each approach
List the approved work, any coordination charges, materials, disposal, repeat visits and the staff time needed to manage the schedule. Use actual amounts where you have them; do not assign a dollar saving to coordination without evidence.
A hypothetical $150 difference between two quotes is less than seven days of potential rent at $1,200 per month. That comparison can help frame a decision, but it does not prove the higher quote will shorten vacancy. Ask what is included and whether the proposed schedule is realistic.
Where The Frame fits
The Frame coordinates the approved cleaning, painting, light repairs and trash-outs through one point of contact. We confirm scope and pricing for approval, arrange the order of work and review completion documentation. Additional work or costs require your approval.
To compare options, read when direct vendors or coordination may fit. For the work price itself, start with what affects a turnover quote.
