What affects an apartment turnover quote?

An apartment turnover quote depends on the work the unit needs, its condition, materials, access and scheduling. Bedroom count helps describe the unit, but it cannot tell you how much cleaning, painting or repair work is involved.
Two one-bedroom apartments can look similar on a floor plan and very different after move-out. One may need a clean and a few touch-ups. The other may have furniture to remove, grease inside the oven and damaged walls.
Start with what the price includes
Ask for a written list of rooms and tasks. “Turnover cleaning” should tell you whether appliance interiors, cabinet interiors and window tracks are included. Painting should specify touch-ups, full walls or entire rooms, along with who supplies the paint.
For repairs, name the item and the problem. A loose cabinet hinge is easier to price than “kitchen repairs.” Photos help, but some work needs a walkthrough before the price can be confirmed.
Flag the details that can change the quote
- Condition: heavy buildup, pet-related conditions, wall damage and items left behind.
- Materials and disposal: paint, replacement parts and hauling needs.
- Access: stairs, elevator rules, parking and permitted work hours.
- Timing: when the unit is available and the requested completion date.
Share these details before comparing prices. Otherwise, you may be comparing one provider’s full scope with another provider’s starting price.
Ask five questions before approving
- Which tasks and materials are included?
- What is excluded or still unconfirmed?
- Does the schedule account for drying time and access?
- Who approves extra work, and how will it be priced?
- Who checks completion and handles the invoice?
If something new comes up
A walkthrough cannot reveal every issue. If additional work is found, get the proposed repair, added cost and any timing change in writing before approving it. Keep that approval with the original quote.
How The Frame handles your quote
We review the requested work and unit condition, then present the scope and pricing for approval. We coordinate the approved services through one point of contact, with completion photos and one consolidated invoice. Additional work or costs require your approval.
